Determining the proper asking price for your home right from the start is crucial in maximizing your home's selling price. You should gather as much information as possible about recent real estate activity in your local area. Drive by these homes and if at all possible, vist the one's currently for sale to get a feel for how the overall condition and location of these homes compares to your property. Be aware that with the proper marketing a home will see it's most potential buyers in the first few weeks of it's availablity for sale and an overpriced property will only cause a home to be over looked by a serious buyer in favor of a comparable home that is priced at it's true market value.

Hosting a Successful Open House
- Be sure home is in tip top showing condition, inside and out.
- Create an Open House ad that includes the stats on the home and a description that enhances the homes best featrues, include clear directions to the home.
- Have multiple directions signs from all major roadways to your home.
- Turn on all lights and open curtains or draperies.
- Have a neatly manicured lawn to enhance curb appeal.
- Put all valuables in a safe place.
- Have a property brochure with all information on the home and your contact information available for each visitor.
- Make a sign in sheet and have each visitor sign into the home so you can follow-up with them later.
- Clear all closets, the basement, the attic, garage of all unneccessary clutter to enhance storage capacity.
- Make all minor repairs such as: loose nobs, damaged screens, squeaky hinges, paint a well used room.
- Light a few scented candles around the house and play some soft music.
- Hold your Open House for 3 to 4 hours.
- Leave ample space to park.
